What we handle
- Supply line failures (sudden pressure-driven water release)
- Drain line leaks
- Fitting and connection failures
- Water heater ruptures and drain-pan failures
- Dishwasher and refrigerator water line failures
- Washing machine hose failures
- Toilet flange and supply-line failures
Coverage basics
Most Florida homeowner policies cover sudden-and-accidental plumbing leaks. Coverage typically includes:
- Dry-out and mitigation
- Repair of water-damaged materials
- Contents damaged by water
- ALE if displacement required
The sudden vs. gradual dispute
Carriers commonly argue a plumbing leak was gradual (excluded) rather than sudden (covered). Counter with:
- Plumber's diagnosis of specific failure point
- Timeline showing discovery was immediate
- Absence of prior indicators (no prior water marks, no prior complaints)
- Expert analysis of failure mode (catastrophic vs. seepage)
$10,000 cap consideration
Many post-SB 2A Florida policies cap water-damage coverage at $10,000 for certain failures. Review policy language carefully: the cap applies narrowly, and the underlying peril (if it's a covered peril like a burst pipe) may not be capped.
