- Xactimate estimate matched to the documented scope, including underlayment, decking, drip edge, and trim work.
- Matching analysis per Fla. Stat. 626.9744 when the damaged material is discontinued or no longer a reasonable match to existing product lines.
- Law and ordinance (code-upgrade) coverage review: truss tie-downs, impact-rated underlayment, secondary water barrier, and any Florida Building Code requirements triggered by the repair.
- Carrier-engineer report review when the carrier retained an engineer to deny or reduce the claim. We counter with an independent roofing or forensic-engineering opinion when the record supports it.
- Appraisal, CRN, and mediation representation when the carrier will not pay fairly.

Why roof claims are commonly underpaid
- Cause-of-loss dispute. The carrier's field adjuster or a retained engineer concludes "wear and tear" where the policyholder documents a specific storm event. A forensic pattern analysis (wind direction, debris strike, uniform uplift) often flips the finding.
- Scope reduction. Carriers pay for the damaged slope only when the full slope (or the full roof) is required. Florida's matching statute directly applies here when the material is discontinued.
- ACV-on-RCV policy. Carriers sometimes scope the claim at Actual Cash Value when the policy is Replacement Cost Value, pocketing the depreciation.
- Code upgrades excluded. Law and ordinance coverage is frequently sublimited to 10% or omitted entirely; without it, the policyholder eats the 15–40% code-upgrade delta.
- Labor and mobilization omitted. Per-slope estimates often miss tear-off labor, disposal, and mobilization on hard-to-reach or multi-story properties.
